A Reserve Study is a long-term financial planning tool that evaluates the condition and remaining useful life of major common area components — and estimates the funds needed to repair or replace them over time.
The Leisure Village Association conducts regular Reserve Studies to ensure the community maintains adequate reserve funds. This protects homeowners from unexpected special assessments and preserves the long-term value of all properties in Leisure Village.
Components evaluated typically include roofing, paving, pool equipment, common area structures, landscaping infrastructure, and major mechanical systems.
